Villa Josefina is a mansion designed by the architect Josep María Martino Arroyo in 1921 and completed two years later, located in the exclusive Terramar residential area of Sitges. This architect was one of the artists who best symbolized the architectural trend of Catalan Noucentisme in this famous coastal town.
The mansion brings together the essential characteristics of this movement that sought to return to the essence of classical architecture after Modernism. This trend did not defend a unitary style, but it did defend a common goal in defense of rigor, order, balance, weighting and simplicity. For this reason, the architectural Noucentisme was more of a concept than a style. A style that is perfectly represented in this work of art that shows an aesthetic and composition based on classical elements, such as the pillars with Ionic capitals, the padding of the façade, the cornices or the balustrades of its terraces.
The house consists of a semi-basement floor with a kitchen, dining room, service bedroom, laundry and ironing area and a complete bathroom and a space that formerly served as a service home. The ground floor consists of a hall, three living spaces that run along the façade facing the sea, a main dining room with another living room facing the sea, a living area, a courtesy toilet with a shower, an office and three fireplaces . The first floor includes six double bedrooms, four of them with access to two terraces with sea views and two complete bathrooms, one of them en suite and belonging to the master bedroom. The house is finished off by a tower, which houses a room with a bathroom and an exit to the roof of the house with spectacular 360º views. The comfort conditioning of the house is achieved by a heating system of hot water radiators with a natural gas boiler. The construction of the house and its excellent ventilation and thermal inertia make it possible to dispense with the air conditioning system.
Inside the house, the wide spaces stand out, as well as the excellent conservation of the original materials, including the original paved floor, the cornices and a large part of the carpentry. The heights and luminosity of each room with direct ventilation to the outside also stand out. As if that were not enough, the decoration of the house is the most suitable for its architecture, the choice of colors and textures are perfect for this type of house and the atmosphere that is created is authentic and very cozy.
The outdoor area is extraordinary, with two accesses from the streets that delimit the plot, with a garden that surrounds the entire house, with a larger extension at the back where there is a large pool, next to a garage for two cars, which can be converted into a living room or a complete room and an attached porch with views of the pool and the rear facade of the house.
The location is the best in Sitges and one of the best on the entire coastline, highlights the direct access to the promenade and from there to the beach, the proximity to the Terramar Golf Club and the relative proximity to the town center about 20 minutes walking.
